A snagging report is the written record of a handover inspection: an inspector walks the property before you accept it and logs every defect they find, so the developer fixes them at their cost rather than yours. Almost every report in the UAE follows the same shape.

A defect list, room by room. The bulk of the document. Each entry names the room, describes the fault in one line, and carries a photograph. A report that describes a defect without showing it is asking the developer to take the inspector's word for it, and developers rarely do.

A severity or priority marker. Most reports separate a hairline paint blemish from a leaking trap or an unearthed socket. This is the column that decides what actually gets fixed before you move in.

Systems that were tested, not just looked at. Water pressure, drainage fall, AC temperature split, socket polarity, door and window operation. A list of visual observations with no test results is a shorter inspection than it looks.

A summary count. The headline number of defects found. It is the figure you hand the developer, and the one you check the fixed property against on re-inspection.

Reports vary most in how much of that they photograph and how precisely they write each defect up — which is exactly why it is worth reading one in full before you book, rather than comparing two companies on price alone.
